I Specialize In Representing Pine Island Buyers….

It is always beneficial for you to have your own Pine Island Florida Buyers Broker whose primary interest is to help you, the buyer, get the best deal possible and close your purchase safely and on time.
When I represent you in negotiating and closing a transaction, I have no obligation or attachments to the sellers of property.
The sellers agents appreciate me because I bring them buyers who close. On the other hand, I usually know more about their sellers, the property and the agent themselves than they would prefer. I use those advantages for my buyers’ benefit. Do you know that the sellers’ agent is under a binding contract to get the seller the highest dollars and the very best terms for the seller? An unknowing buyer calling the number on the “For Sale” sign is an opportunity for the seller to get a higher price and for the sellers agent to get a lot more commission in his pocket. You should not be that buyer.
So many times I know what the seller will and will not accept, what has been offered in the past and what offers have been turned down. I will not allow for my client to be handed an inferior title to the property or suddenly have terms changed at closing. I will not allow my buyer to be misled or manipulated by other agents, inspectors, banks or title companies. I make sure that my buyers have the relevant facts that they need to make good decisions.
With banks hiring off-island agents to sell their foreclosed properties and with sellers and agents that have been unable to sell their listings because they are “under water”….. you can imagine all of the things that could go untold and undisclosed to an unrepresented buyer.
I charge no fees to my clients. I am paid from a portion of the listing agents commissions. I am a Licensed Pine Island Florida Buyers Broker who answers to no one but you. Agents work under the direction of their boss, the broker when it comes deciding who gets the better side of a deal. The listing broker is obligated to the seller by legal binding contract.
I need you to know how important it is for you to have your own representation when buying real estate here in Florida. If you were being sued by someone in court, would you hire your adversarys’ attorney to represent you? I should think not…… but I see this sort of thing happening daily with real estate.
I know people with whom I have been in contact for years, showing them homes, sending them info, answering their questions…sometimes for ten years or more. I occasionally get e-mails or calls from one of them asking for advice about how to get out of a bad deal or what they should do after they have bought a property without representation and things have gone wrong.
I ask them why they had not come to me from the start.
Here are some of the responses:
- Some thought that “I would charge them for my services”. I do not charge any fees to my clients.
- Some thought “I was too busy to take personal interest in their purchase”. I am never too busy for my clients. I work directly with my clients.
- Some thought they would get “a better deal” by going directly to the listing agent. Again I say: If you were being sued by someone in court, would you hire your adversary’s attorney to represent you? No!!
- And it goes on and on.
My point is simply this: Why would you not want to have the benefit a Licensed Pine Island Florida Buyers Broker with more than 700 closed Pine Island transactions in the past fifteen years with good reviews on websites like Zillow, Yahoo Real Estate, Trulia and others.
